Introduction to the 2008 General Plan Update • CAC Alternative Land Use Map Existing Land Use Map • Proposed Land Use Map 1 • Proposed Land Use Map 2 Proposed New Land Use Classification Locations: • Open Space – Along Wanda Road south of Villa Park Road (Wanda Greenbelt) – Those areas of the Orange County Water District recharge basin that fall within the City • Residential Professional – Those properties that are addressed to Villa Park Rd. and the N/S Santiago Blvd. • Limited Commercial – Those properties on the north and south side of Meats Ave., at the intersection of Santiago Blvd. and Meats Ave. Proposed Modified Land Use Classification: Currently the only public facilities with an activity specific land use designation are the schools. This land use classification would be a catch all for all public facilities. • Public Facilities – Areas designated as public facilities are suitable for a wide range of public uses including educational facilities, parks, public utilities, and public administrative offices. Information related to Limited Commercial: • The purposes of the Limited Commercial designation are to: – Provide small-scale commercial land use opportunities by providing new locations for a limited variety of retail businesses of low/moderate intensity. – Expand the potential to provide retail goods/services to the community and disperse commercial uses throughout the City to encourage a pedestrian oriented community. – Improve the visual quality of commercial areas. – Create an environment of well planned, cohesive, and coordinated commercial development and to increase utilization/ownership of adjacent parcels. • Potential Intended Uses: Jewelry, Clothing/boutique, Computer hardware/software, Shoes, Furniture, Audio/video, Hobby, Wholesale, Restaurant Information related to Residential Professional: • The purposes of the Residential Professional designation are to: – Provide new opportunities for professional businesses by allowing small-scale professional activities, while maintaining the continuity of the community’s residential character. – Enhance the City’s potential for employment, economic, and revenue growth. – Coordinate the City’s future development and land use of sites with professional business potential by establishing and maintaining sustainable design principles thought the use of the City’s general plan. • Potential Intended Uses: Ø Business & Professional Offices o Legal services/attorney, Insurance agencies, Financial/accounting, Publishing, Medical (chiropractor, dental, optometry, etc.), Public relations, Advertising agencies, Real estate, Consulting firms Ø Services o IT/Tech support, Optical, Bed & breakfast, Travel agencies, Notary Ø Studios – Art & crafts (including galleries, stained glass, etc.), Photography, Video, film, music editing & duplication, Interior decorating, Graphic arts Information related to Open Space: • The proposed additions of three new Open Space designations are designed to: – Ensure sufficient open spaces within the City to enhance both the visual character of the community and to preserve the natural state of areas with scenic value. – To align the existing land use designation of properties, currently classified as residential, with their intended use |
